While it may measure only 13 feet wide, this snug Leicester property comes at a sizeable cost

Privacy from your neighbours and an airy spacious interior – a detached house sounds pretty grand, doesn’t it? However, in the case of this pint-sized property, all is not as it seems.

Offered for sale by SDL Auctions with a starting price of £150,000, Rose Cottage may have a much more modest price tag than the average detached dwelling in Leicester, which can command costs of over £320,000, but it’s also a lot smaller.

Measuring just 13 feet wide by 26 feet high and with a snug 338 square feet of living accommodation, you'll need minimal luggage come move-in day. 

While it's not the generous detached home you may have daydreamed of, this snug two-bed residence does have some selling points on its side.

The late Victorian house is located in the highly sought-after area of Stoneygate in southeast Leicester, close to local schools, parks and other amenities.

Two-bed homes here are hot real estate, and this one comes with an enclosed garden, period features including sash windows, and a roof with a 30-year guarantee.

Plus, the house has recently undergone a partial refurbishment, with big jobs such as the electrics and plastering completed.

However, before you get carried away, it's worth remembering that the interior renovations still need to be finished. From half-painted walls to a partially fitted kitchen and bathroom, this property needs someone handy to whip it into shape.

The auctioneer describes the property as an “ideal investment” for buyers willing to complete the neccessary works, with a healthy resale or rental potential – if you don't decide to stick around that is.

If you're tempted, make sure you read the conditions of sale, which will be available from the auctioneers prior to the property going under the hammer on the 3rd September.

Once the gavel goes down, the winning bidder will have to fork out 10% of the purchase price upfront, regardless of whether or not they are familiar with the conditions of sale. It's important to note too that the winning bid is subject to an additional buyer’s fee of £1,074. 

To avoid unexpected extra costs, it's a good idea to arrange for a surveyor, builder or architect to inspect the structure prior to the auction.
