Beautiful beaches, historic charm and friendly locals could be all on your doorstep with these homes for sale in this tiny treat of an East Sussex town

You’d be forgiven for thinking you’d entered a time warp when stepping into Rye’s teeny tiny town centre. Protected in a gated Citadel are cute timber-framed houses, cobbled streets, quirky shops and a friendly, local way of life.

The small coastal town of Rye in Sussex is completely unique and is one of the best-preserved medieval towns in England. Packed with period charm, the area has been used as a film location for several movies, and it doesn’t disappoint as a home either.

Residents here love the nearby beaches of Camber Sands and Winchelsea, the buzzing café culture and eclectic vintage shops, excellent choice of local pubs, private members golf course and, of course, the scenic River Rother that runs through.

Eagle Cottage, Landgate, £325,000

Eagle Cottage, Landgate, Rye

We just love this sweet two-bed cottage, tucked away just off the historic Landgate. The 18th-century Grade II-listed property has been refurbished and is now presented as a semi-detached home over three floors. If you love an ideally located place with character, then this cute as a button residence is worth snapping up.

Exposed wood strip flooring is on offer on the ground floor, as well as a natural brick fireplace, cornice and ceiling beams. To the rear, a newly-fitted open plan kitchen/dining/utility room overlooks the garden and has been enhanced with a skylight to ensure plenty of light.

St Margarets Terrace, £325,000

St Margarets Terrace, Rye

A perfectly positioned property in the middle of town, this two-bed Victorian terraced cottage is immaculately presented and features a bay fronted sitting room with a window seat, standalone copper bathtub in the family bathroom and many original fireplaces.

We’re more than a little obsessed with the seriously stylish kitchen, which comes complete with Range cooker, naturally. Check out the enclosed courtyard garden, too!

Santa Maria, West Street, £465,000

Santa Maria, West Street, Rye

We’ve died and gone to timber frame heaven! Literature buffs are in for a treat with this attractive three-bed townhouse, as it was once owned by the celebrated poet and author Radclyffe Hall. Ideally situated in the heart of the picturesque town, Santa Maria has been sensitively restored by the current owners, who have made the most of the low and bay windows, old brick floor, open fireplace.

With an oak bressumer and exposed ceiling beams, as well as the arched braces and Tudor brick fireplace in the dining room, the house is not short on period features! From the kitchen you can access the pretty rear courtyard: the perfect spot for small-scale entertaining.

Ockman House, East Street, £850,000

Ockman House, East Street, Rye

With widespread views over the Romney Marshes and along the river estuary towards the sea, this substantial five-bedroom home makes the ideal family base. Found at the end of a cobbled twitten in the conservation area of the ancient town and Cinque Port of Rye, a prettier spot you’d be hard pushed to find.

The house is arranged over three floors, with many rooms affording glorious views. A terrace garden is found off the sitting room – just the spot for drinks on a summer evening – while another paved courtyard area has steps down to a well-planted lower garden, complete with an ornamental pond.

On the market with Phillips and Stubbs.

Greenhurst Manor, Broad Oak, £1,000,000

Greenhurst Manor, Broad Oak, Rye

Play Lord of the Manor in this distinctive home of quality in Broad Oak. Built in the style of a Wealden farmhouse, it’s approached via a private drive and enjoys an elevated position with views over its own woodland, paddock and gardens that extend to about four and a half acres.

The fabulous central entrance hall is vaulted and galleried to the first floor, with full-height picture windows for a particularly grand effect. This is only enhanced by the handsome oak staircase (handmade, don’t you know?) that gives access to the five bedrooms. French doors guide you out the back to a decked terrace area with glass balustrade that wraps around the rear of the house and allows you to keep watch over your estate.

The best bit? The fabulous master suite is afforded a small balcony that overlooks the woodland and is serviced by a dressing area and en-suite.

On the market with Savills.
