It may have a bargain price tag, but this palatial property is for brave renovators only...

If you fancy playing Lord or Lady of the Manor in an imposing Georgian country house with a long sweeping driveway, then this promising auction lot might pique your interest.

With a private gated entrance, grounds extending to 2.5 acres, four bedrooms and a quiet woodland location, Blaenblodau Hall in Carmarthenshire, South Wales, has the makings of a very impressive home.

The best bit? It's currently for sale at a surprisingly wallet-friendly £40,000 – less than your average London parking space. However, you'll have to be prepared to put in some elbow grease...

Set off a quiet country lane and approached through iron gates and a tree-lined driveway, the Grade II-listed building dates back to the mid-1800s and is described in the listing as a "largely unaltered late-Georgian-style country house".

Accommodation comprises four bedrooms and a bathroom on the first floor, while four reception rooms downstairs benefit from high ceilings and grand proportions. There’s even a basement that could be converted to provide extra living space.

Why then, is this country manor in Wales for sale for a mere £40,000? Well, a quick look inside and it becomes all too apparent that this home needs more than a little TLC.

The room fixtures have been torn out, leaving nothing but the shell of the building. There are no carpets, ceilings or doors and very little remains of the former Georgian-style staircase.

In fact, Blaenblodau has been uninhabited for the last 30 years, and now requires such extensive renovation that potential buyers have been told not to enter the property when viewing amid safety concerns.

Eryl Jenkins from John Francis estate agents said, "We don’t want people to travel a long way expecting to be able to see everything inside, it is restricted viewing only due to its condition.

"We haven't been able to go upstairs ourselves and advise that people enter at their own risk. It's definitely a full renovation needed."

So while buyers won’t be able to access all areas of the abandoned house, they will be able to look around the grounds, venture down into the basement and inspect the run-down hallway from the front door.

Located in the Welsh countryside in Pencader, Carmarthenshire, with the towns of Lampeter and Carmarthen just a few miles away, this is an ideal spot for a rural retreat.

New Inn is just a quarter of a mile away, while the village of Llanllwni is also walkable and offers shops, schools and cosy local pubs.

With bags of potential, Blaenblodau Hall could be a thoroughly fulfilling project for a seasoned renovator who has the experience and time to restore it to its former glory.

Interested? The property is listed for public auction with John Francis. The auction will be held on Wednesday 27 November 2019 at Parc Y Scarlets, Llanelli, at 3pm.
